Penetron Specialty Products Helps Restore Vancouver Historical Site

 

Originally built in 1925 by Townley and Matheson Architects, the 901 Seymour Street location was once the home of Dominion Motors, a Ford automobile dealership and repair facility. Today, the site is a designated heritage building protected by Vancouver’s city heritage law. A comprehensive renovation of the building is currently being completed to accommodate premium open-plan office space for a high tech client. PENETRON Specialty Products (PSP) Canada worked together with Fusion Projects (general contractor) and RJC Engineering (design agency) on renewing the two unoccupied upper floor areas of the building.
“Work began when the client removed the original floor topping that was used as service bays for Dominion Ford since the late 1920s. This exposed subfloors that were in terrible shape,” explains Frank Mc Guinness, President of PENETRON Specialty Products Canada. “The contamination from many years of operating as an automobile service area and extremely poor condition of the concrete slab made this a most challenging project!"

Working Within Strict Standards
The strict construction standards of the city’s heritage law, enforced by Work Safe BC, added to the challenge of improving the condition of the surface to accept a new floor underlayment. RJC Engineering and Fusion Projects drew up plans to restore the 30,000 square feet of floor space. PSP Canada was called in to provide technical support and help specify the optimal remedial process (and products). On-site installation support was also provided to ensure correct installation of the STX 100 PRIMER and LEVELINE 15 underlayment.

Unusual Underlayment Thickness
"Ultimately, the team from LT Concrete installed up to 2 inches of the LEVELINE 15 underlayment, an unusually thick layer that demands extreme diligence and attention to detail during the installation process to qualify for our PENETRON Fail Safe 15-year direct bond warranty,” adds Frank Mc Guinness. “The team did a professional job and the final appearance of the LEVELINE 15 underlayment was exceptional. The client, RJC Engineering, and Fusion Projects were thoroughly impressed and extremely satisfied with the final results.”

The finished flooring will be a high performance clear coating over the concrete that will provide a simple, clean, polished floor surface, the perfect touch for a high tech company.
